This is the last installment of Our Indoor Air Quality series; if you follow some of the steps we outlined you should be breathing easier this holiday season with a bit less dusting to do! In this third and final installment we spoke with our friends at Performance Air Conditioning of Largo and rode along with Mike Cotnoir, Service Manager to inspect a job in St Petersburg, Florida.Mike believes that “a thorough visual inspection is the best way to verify the cleanliness of your heating and cooling system. Some service providers use remote photography to document conditions inside ducts. All portions of the system should be visibly clean; you should not be able to detect any debris with the naked eye.”
Mike went on to say that consumers should use a check list to insure that the job was done properly. “If you answer no to any of these, this may signal a problem with the job. Ask your service provider to correct any shortcomings until you can answer yes to all the questions.”
• Did the service provider obtain access to and clean the entire heating and cooling system, including ductwork and all components (drain pans, humidifiers, coils, and fans)?
• Is the heat exchanger surface visibly clean?
• Are both sides of the cooling coil visibly clean?
• Are the coil fins straight and evenly spaced (as opposed to being bent over and smashed together)?
• Is the drain pan completely clean and draining properly?
• Are the blower blades clean and free of oil and debris?
• Is the blower compartment free of visible dust or debris?
• Is the return air plenum free of visible dust or debris?
• Is the supply air plenum free of moisture stains and contaminants?
• Do the filters fit properly and are they the proper efficiency as recommended by HVAC system manufacturer?
• Is the interior ductwork surfaces free of visible debris?
• Is all fiber glass material in good condition? (no tears and/or abrasions)
• With the system running, is air leaking through access doors or covers? (Air leaking should be nonexistent or at worst very slight).
• Have all the registers and grilles been firmly reattached to the walls, floors, and/or ceilings?
• Are the registers and grilles visibly clean?
• Does the system function properly in both the heating and cooling modes after cleaning?
